Return to Investors

The Company intends to help the retail portion of its projects to take advantage of its appreciating value. The retail space also provides revenues from triple-net leases.
Part of Prelude Development’s return to the investor, however, lies in the tax benefits its mixed-use focus provides. Because Prelude Development uses condo sales to pay for the entire project, the Company and investors can retain debt-free ownership of the retail space. Investors reap key tax benefits from that ownership. Prelude Development refinances the retail space, which at times provides investors with tax-free cash for additional property acquisition and tax-deductible interest from the refinancing loan.
Prelude Development’s investment vision, then, is to acquire as much retail property as possible at zero basis, which it can then leverage for its benefit: use of the cash and write-offs of the interest. Investors are only taxed on the property’s appreciation gain upon sale of the property.
